Right of way land acquisition US 290 / Hempstead Highway Project - Houston
Crossland Acquisition is working with HNTB Corporation, the Project Management Consultant (PMC), in the planning of the ROW acquisition for TxDOT's US 290 / Hempstead Highway Project. This project which began in 2006 will span approximately ten years. Crossland Acquisition will be managing the right of way acquisition on US 290, and the Harris County Toll Road Authority (HCTRA) will be managing the right of way acquisition on Hempstead Highway.

Crossland Acquisition provided title curative and eminent domain support services for TxDOT's largest metropolitan highway project to date, which encompassed over 260 parcels within approximately 15 miles. Crossland Acquisition successfully scheduled and completed over 130 Special Commissioners' hearings in approximately two years.

Crossland Acquisition has been awarded multiple contracts throughout the State under several work authorizations since the inception of TxDOT's outsourcing of ROW acquisition. Crossland Acquisition is currently working on several projects in multiple districts throughout the State.

Crossland Acquisition is providing eminent domain support services on the Highway 130 toll road project in Travis and Williamson Counties. This is the largest toll road project currently ongoing in the State and is the first ever Comprehensive Development Agreement Project in the State of Texas.

Crossland Acquisition provided acquisition, title research and analysis, appraisal, appraisal review, relocation assistance, and eminent domain support services. This was the first toll road project acquired by the Texas Turnpike Authority Division of TxDOT.

Crossland Acquisition provided acquisition, title research and analysis, appraisal, appraisal review, relocation assistance, and eminent domain support services for the toll road project. The project consisted of over 100 parcels for the Authority and was the first project in Texas initiated by a Regional Mobility Authority.

Crossland Acquisition's projects include: water pipelines, sanitary sewer pipelines and road widenings.

Crossland Acquisition acquired 160+ easements for the construction of a new water line from Lake Tawakoni to Lake Lavon. Our right of way agents on this project were responsible for obtaining a limited chain of title, negotiating values based on field assessments, and procuring the necessary conveyance documents.

Crossland Acquisition is acquiring non-contiguous (2,000 sq ft) sites for remote telecommunication facilities, longitudinal easements for cable placement and easements for relocation of existing telecommunication lines along major highways due to road expansions. Crossland Acquisition has provided site selection, acquisition, title research & curative, and feasibility studies since 1996.

Crossland Acquisition was hired to provide technical guidance in a joint research project with TxDOT to develop new appraisal forms in an electronic format. The forms are to be used in TxDOT's right of way acquisition and as a model for DOT's in other states. The objective of this project was to streamline appraisal forms and to develop an electronic system that can be used to store, transmit, manage, and analyze appraisal data for improving the review process and reducing the occurrence and effects of variations in land appraisal values.

Crossland Acquisition provided title research, title curative, survey review, appraisal review, negotiations and eminent domain support for the acquisition of permanent access easements and temporary construction easements. This project allowed for the improvement of the existing water and wastewater utility system throughout the City of Austin and impacted residential and commercial properties.
